The Role
Location: Zurich, Volketswil

Exciting opportunity to join PureGym as the Real Estate Manager!
In this brand new role, you will facilitate the smooth running of the Pure Gym Estate alongside the Development Team (Project Managers), Facilities Team (Facilities Managers) and Property Team, and the Estate Management Assistant.
Property Acquisition Team are the first building block in everything which Pure Gym is about - expansion! The Team source and deliver new site acquisitions across the whole of the United Kingdom, working closely with the Property Development Team on construction and fit out.
Leasing Matters:
Must be familiar with all leases within the estate.
Liaise with Solicitors, Landlords , Agents and Finance Department regarding rent reviews
Monthly update meeting with the Property and Development Teams
Ensure Property Management System is up to date and accurate
Deal with any boundary issues and disputes on liabilities in leases
Ensure the Horizon database is accurate and up to date
Prepare financial information for monthly reporting
Service Charge & Business Rates:
Review annual service charge breakdowns from Landlords (agents) against leases and report back where necessary.
To help with the organising of information needed for appeals to help gain any rebates and reductions for clubs which may be unable to open for various reasons
Support Facilities Management:
Operational support to the Facilities Management function. This includes acting as deputy for the Facility Coordinator during periods of absence, managing and tracking warranty and defect issues arising from new developments and refurbishment projects, and coordinating communication with contractors, landlords, and internal stakeholders.
Responsible for investigating and enforcing landlord obligations relating to building fabric and building services (including roofing, façades, HVAC, heating and other landlord-maintained elements), ensuring that defects and maintenance issues are addressed and resolved in a timely manner.
Planning & Projects:
Experience within planning. This will cover applications for signage, Building Consents and Class E – 24/7/365 trading
Work alongside Solicitors on any planning disputes or enforcement notices
Undertake any property related special projects as required by the Property Director / CFO
Dilapidations & Repairs:
Liaise with Landlords regarding any dilapidations notices. Query if appropriate, and work alongside the Facilities Team and Solicitors to ensure any required works are completed and the notices are discharged
Work with the Facilities Team to ensure that a full understanding is agreed of where the landlord and tenant repairing responsibilities lie at each Pure Gym site, and refer to the leases if necessary to answer queries
Ensure Pure Gym landlords comply with lease obligations particularly in the provision of services and repairs and maintenance
Sublet Properties:
Manage the Pure Gym Sublet Properties and look for opportunities to increase potential income where possible
Meetings:
Weekly update meeting/conference call with the Property Team
Monthly 1-1 with Head of Estates
Monthly update meeting/conference call with the Development/Facilities Team

Possess a Property Management qualification of degree level or equivalent.
Possess previous experience of a similar role with a multi site occupier
